Two Records You Must Update, the Deed and the Mutation
This is the point that trips people up. Correcting your name on the registered deed and updating your mutation are two separate steps. First, a rectification deed is signed by both parties and registered at the same sub-registrar office where the original was registered, under the Registration Act, 1908. This corrects the sale deed itself.
But that does not automatically update your mutation, also called khata or dakhil kharij, at the municipal body or tehsil. You must apply there separately with the certified rectification deed.
